The chart below summarizes Folsom home sales activity over the past decade. It helps give perspective on our current housing market. As measured by units sold, average selling prices and days on market, the data shows we are presently selling at prices last experienced in early 2003. Folsom’s Q42009 selling price average of $373,725 is approximately 34% below the record high set in Q32004 of $568,505. On average, Q42009 selling prices were 9.2% below Q42008. Expressed as annual units sold, Folsom recorded 783 home sales in 2009 vs. 1,331 in 2004, a decline of 41%.  Total unit sales increased slightly from 756 homes in 2008.  As of early January 2009, home inventory for residential properties declined to about 276 homes (including Bank REO and Short Sales) which was about 12% below the levels sustained throughout 2008 (approx. 315) and well below the high inventory levels near 450 homes in 2006.  This declining inventory coupled with lower interest rates may help to sustain our average selling prices, and if so, signal a positive outlook for 2010.

Looking at “days on market”, it appears this factor varies widely by the type of inventory. Average selling time for Short Sales was just over 140 days vs. Bank Repos (REO) at about 42 days and Conventional Non-REO/SS at near 56 days. 

As of the end of 2009, Folsom’s average selling price of about $375,000 for a 2,100 square foot residence remains well above the average selling prices for Sacramento county which averaged $298,200 (Dec. 2009 MLS).
